Benefits of Home Staging

What is home staging and what do realtors mean when they talk about staging? Home staging is a method of preparing your home, both the interior and exterior, prior to selling your home. Staging is designed to highlight your home’s best assets, impress potential buyers, and help you sell your home quickly and for the best price.

Taking the time to stage your home, either by hiring a professional organizer or by taking on the task yourself, has many benefits, most importantly, allowing the prospective buyers to visualize themselves in your home.  Kevin Kneeland from Brick & Barn Group | Compass agrees that presentation is everything. “Last year I had a listing that needed extensive repairs and cleaning. We tidied up the space, cleared out trash and junk, then brought in furnishings that resulted in multiple offers and selling for $15,000 above asking price. The cost for the service was less than 2% of that profit.”

Home staging makes your home more visually appealing and allows potential buyers to envision how the home might look with their own furniture, their own décor, and their own family living in the home. Generally, staged homes will sell for more than one that isn’t staged. Kevin shared, “On average, for the listings that I have represented where the homeowner took advantage of a staging service, the median selling price was 9-10% above the listing price.”

  • According to the 2021 Profile of Home staging 47% of buyers’ agents said that staging positively affected most buyers’ opinions of a home (Source: National Association of Realtors).

  • The same report also stated that 82% of buyers’ agents say staging makes it easier for buyers to visualize a property as their future home, which can help the home sell faster.

So, what rooms should you focus on when staging your home for sale? Staging the living room was found to be very important to 46% of buyers, followed by the master bedroom (43%) and the kitchen (35%). The most common rooms that are staged are the living room (90%), kitchen (80%), master bedroom (78%) and dining room (69%). Kevin says, “I hired a stager for a vacant property, that staged all the areas of the home that Lauren has mentioned. We marketed the property at $489,000 and closed the transaction at $540,000!”

According to the 2021 Profile of Home Staging by The National Association of Realtors 82% of buyer’s agents said staging a home made it easier for a buyer to visualize the property as a future home for themselves and their families. Further proof that home staging is an important step in selling your home shows that 23% of sellers’ agents reported that staging a home increased the dollar value offered by between 1% and 5% compared to other similar homes on the market that are not staged.
